What can you expect from me as your exclusive buyer’s agent? I always spend time talking about the difference between being Exclusively Represented when buying a home and simply using a “showing agent”. (Remember when you call the agent on the sign – they represent the best interest of the seller) There are a lot of benefits to being fully represented – like having your offer professionally packaged, summarized and presented. We can then expertly negotiate terms and you don’t have to worry about who is on your side. We refer to this agreement as our “Loyalty Agreement” – In Texas, if your agent is not working through an EXCLUSIVE BUYER’S REPRESENTATION AGREEMENT then they may actually be considered a SUB-Agent of the Seller and not 100% for you! With our Loyalty Agreement we are mutually agreeing to work together and you will be 100% represented every step of the way! We work hard to make sure you are represented well in the transaction. We know the steps to make you look good and let sellers know they are dealing with a serious, savvy buyer.
Having your mortgage pre-approval is a vital part of creating the strongest buyer position for you. This tells the seller and seller’s agent that you are not a tire kicker but have your ‘ducks in a row’. Which leads me to STEP TWO –
We work with several great lenders who also adhere to a client first approach. Having someone give a quote through an online lending program may be fast and easy – but it won’t beat having a local professional answer your questions and create a few options when it comes to your long term planning goals. For instance, if you plan to live in a home for 3-5 years versus purchasing a forever home you may want to discuss the best programs for your families largest investment. Also you should discuss down payment versus closing costs or special programs you may qualify for. There is more involved these days in getting a mortgage – it’s to your own best advantage to compare and enlist a trusted lender partner.
Finally, we take the time to learn what you really want in a home by thoroughly going over your needs and desires, and helping you determine the best search strategies, timelines, showing schedules, pricing and of course zero in on your location of choice. We will also share an important overview of the entire home buying process so that you are always prepared for what happens next.
We can then start the showing process — viewing properties that meet that criteria – including new listings the moment they come on the market.
